Cost: 25% of monthly rent charged at lease commencement. 9% of rent collected there after
Placement lease renewals: Includes an inspection, a market analysis for what the current market rent is, and the legal lease documents. The cost for this service is $150 + The cost of the most recent Oregon state lease.
2nd Home sitting: Includes an interior/exterior inspection with photos sent directly to your email. The cost for this service is $75 per visit

Once you sign up with us for property management services, we will advertise your property on our website with professional photos. In addition, we will list your location on Zillow, Craigslist, as well as other rental sites at no further charge. We dedicate a substantial amount of money to SEO to reach prospective tenants and the fact we have been in business for so long guarantees prospective renters will find our site quickly when looking for a rental.
We screen our potential renters by doing a thorough background check. This is just a receptionist asking questions. We have one dedicated employee making sure that the references are unbiased and the person we are talking to is really the landlord. We evaluate credit, eviction, and criminal history & verify they have the appropriate amount of income to be able to afford rent along with all of other living expenses. We require two licensed property managers to review application results before approving the prospects.
We believe that frequent inspections of the home are how to keep your investment safe. Approximately 3 months after move in, we will inspect the home for any damages, unreported maintenance issues (such as leaks), check smoke & carbon alarms and when possible check the furnace filter has been replaced. We are also making sure that there are no unauthorized pets or other occupants in the home. 6 months later we will go again, to give you a good idea if these are renters that we should offer another lease to or make a plan to terminate before the very important one year mark. Immediately after the inspection we will email you a report with photos. You will know that your investment is in good hands!
We’ll continue to work with those tenants on a regular basis to make sure that their needs are addressed. We strive to keep your vacancy rate low. In the case of a turnover, we promise to make it prompt and keep your operating costs low.
